The interim use of existing buildings has established itself as a successful model over the years and will be continued during the ongoing development of the entire quarter. This not only has an impact on the area itself, but also on the neighbourhood: successful interim use revitalizes the district, minimizes vacancies, strengthens the social use of the space and makes inner-city space, which is already in short supply, accessible.</p>
<p>The casino in particular, an impressive hall with around 1,000 m² of space and unusual architecture, has proven to be a popular location for the film industry. From film sets to costume and prop workshops &#8211; the building offers a wide range of possibilities. Production designer Daniel Steinbach emphasizes: &#8220;The film industry is currently experiencing strong growth in Austria, there is a shortage of new talent and a lack of studios that can afford productions budgeted for German-speaking countries. The industry is therefore dependent on the use of original locations, but also on adaptable interim use.&#8221;</p>

Last June, we started the preliminary design planning for construction site A1 at Quartier AM KEMPELENPARK. Together with our planning partners querkraft architekten, KS Ingenieure ZT GmbH, B-LAB ZT GmbH, Pilz &amp; Partner Ziviltechniker GmbH, Lechner+Partner Ingenieure GmbH and Rajek Barosch Landschaftsarchitekten, a sustainable, flexible and modern commercial building with a total usable area of around 11.000 m² and two underground storeys.</p>
<p>Building site A1 is located in the north of the new AM KEMPELENPARK district and stands out thanks to its direct location next to the new public park, which has a remarkable stock of mature trees.</p>
<p>Work and natural recreation opportunities come together here. Construction site A1 is a further step in the transformation of the former industrial estate into a sustainable and attractive urban quarter. As a reliable partner, we are continuously driving forward the development of AM KEMPELENPARK. The project team is led by Fabian Kahr, Olgun Kaltan, Patrick Winkler, Theresa Reif, Christoph Gerstbauer and DI Isolde Rajek. <p>Around 250 privately financed apartments are to be built on construction site A3 in the AM KEMPELENPARK quarter in the immediate vicinity of the park.<br />
Like plots B2/3 and A1, plot A3 is being developed by us in line with our overarching neighborhood concept.<br />
The architecture, designed by Delugan Meissl Associated Architects and Ganahl Ifsits Architekten, combines modern elegance with high functionality.<br />
The well thought-out structure of the building and its open orientation towards the park create bright living spaces that meet the highest standards.</p>
<p><strong>Highlights of the A3 development site:</strong></p>
<ul>
<li>Open spaces &#8211; spacious terrace with pool, communal rooms and co-working space</li>
<li>Kindergarten &#8211; Modern kindergarten with 8 groups and inviting outdoor area</li>
<li>Commercial space &#8211; business premises and restaurants on the first floor and second floor</li>
</ul>
<p>The different apartment types, from one- to four-room apartments, meet different living requirements.<br />
Two-storey rooms in the inner corners offer flexible communal areas for hobbies, games, parties or communal dining.<br />
The concept of the residential building was developed to meet the demand for affordable and individual living.</p>
<p>With a total usable area of approx. 20,000 m², Baufeld A3 combines modern living comfort with a high quality of life, embedded in a green environment.</p>
