Das Vorhaben schafft eine harmonische Verbindung von Tradition und Moderne und verdeutlicht, wie durch eine ausgewogene Kombination aus Bestandsentwicklung und Neubau innerstädtische Räume nachhaltiger gestaltet und effizient nachverdichtet werden können.</p>

<p><b>Im Mittelpunkt des Projekts stand die sorgfältige Sanierung eines denkmalgeschützten Gebäudes sowie die Errichtung eines Neubaus im hinteren Bereich der Liegenschaft. Hier sind insgesamt fünf Wohnungen entstanden, von denen drei im historischen Altbau und zwei im modernen Neubau angesiedelt sind.</b></p>

<p>Ergänzend wurde eine Gewerbefläche im Erdgeschoss des Altbaus geschaffen, die das Handelsleben in der Hohenemser Marktstraße wirtschaftlich und kulturell bereichert und zur Steigerung der urbanen Lebensqualität beiträgt.</p>

<p>Im Erdgeschoss und im 1. Obergeschoss befinden sich Gastronomie- und Gewerbeflächen, im 2. Obergeschoss und im Dachgeschoss befinden sich Wohnungen.</p>

<p>Das Projekt wird für zwei Investoren realisiert: Der Verein Arbeiterheim verantwortet den historischen Bauplatz im vorderen Bereich, während die E4 Investment GmbH ihren bisherigen oberirdischen Parkplatz neu bebaut.</p>
<p>Die ehemals oberirdischen Parkplätze werden nun in eine Tiefgarage verlagert, was eine attraktive Aufwertung des innerstädtischen Bereichs darstellt.</p>

<p>Die Größen der Wohneinheiten variieren zwischen 34,2 m² und 102 m². Die Handels- und Gewerbeflächen können flexibel eingeteilt werden.</p>
<p>Neben dem Ziel der Stadt Hohenems zusätzlichen Aufschwung und Frequentierung zu verleihen, wird die Stadt mit der Großteils öffentlich nutzbaren Tiefgarage zunehmend verkehrsberuhigt.</p>
<p>Der städtebauliche Entwurf wurde gemeinsam mit der Stadt Hohenems und dem Büro Schadenbauer infolge eines bis dato in Vorarlberg einzigartigen kooperativen Verfahrens entwickelt. In weiter Folgen wurde das Projekt gemeinsam mit drei Architekturbüros vertieft bearbeitet. Entstanden ist ein Quartier, das sich optimal in die örtlichen Begebenheiten integriert.
